If Trisha Brooks and Bette Zerba have a niche, it’s fun. They call themselves the Cutty Group, a name that sprung from a Whoopie Goldberg comedy that featured a bottle of Cutty Sark. The two are known to dress in “theme,” and they’re always laughing. They are

When asked, “Why partner up?” Trisha explains: “The foreclosure market has created a situation where there is just too much work for one person. It is a way to divvy up responsibility and expenses.” Sometimes property improvements will cost the team upwards of $2500.  Spreading the upfront investment between two is more manageable.

And why partner with a woman? Trisha says she’s seen real estate partnerships break up when they become unbalanced, and that a true partnership has no head. Women see the value of true partnership. A new addition to the federal housing plan could help more low-income families buy homes and more developers build affordable rentals.

Earlier this week, the Obama administration announced a plan to aid state and local housing-finance agencies, which provide home loans to fledgling buyers and financing for rental properties for people making below an area’s median income.

The Treasury Department and lenders Fannie Mae and Freddie Mac will purchase more housing bonds issued by local finance agencies and refinance existing bonds to lower rates. The goal is to allow state, city and county housing-finance agencies to lend more money in an effort to help the housing market.

Typically, local housing-finance authorities issue tax-exempt bonds to finance their projects and loan programs. But over the past few months, the Arizona Housing Finance Authority and the state’s industrial-development authorities haven’t been able to sell bonds because of uncertain conditions in financial markets, said Sheila Harris, senior vice president with Phoenix consulting firm Molera Alvarez and former director of the Arizona Housing Department.

This year, U.S. housing-finance authorities have been able to issue just $4 billion in tax-exempt bonds, according to the National Council of State Housing Agencies. Last year, the total was $10 billion.

The Arizona Housing Finance Authority will discuss the new program at a board meeting Thursday.

State agencies must apply for the program. All bonds in the new program must be issued by the end of 2009.

The Obama administration predicts the new bond program will provide several hundred thousand new mortgages to first-time home buyers and help with the development of tens of thousands of affordable rental homes.

Apartment rents

The average rent for a Valley apartment slipped again, according to new data from research firm RealFacts. A typical Phoenix-area apartment now costs $761 a month to rent, down almost 1 percent from the second quarter of this year. The area’s apartment-vacancy rate is at 12.8 percent, down 2.5 percent from last year.

In March alone, remax.com received nearly 6 million hits. About half of them were direct, which means 3 million hits came from top-of-mind brand recall and consumers typing in “remax.com” to access the Web site.

Continuing efforts to increase visibility of remax.com through TV, print and radio ads, plus Search Engine Marketing strategies, put remax.com into the second-place position ahead of competitors such as homegain.com, realestate.com, century21.com and coldwellbanker.com.

RE/MAX is the nation’s No. 1 real estate franchise – and the No. 10 franchise overall – according to Entrepreneur magazine’s 29th Annual Franchise 500 survey.
The survey appears in the January 2008 issue and on the magazine’s Web site.

7-Eleven beat out Subway to capture the top position overall. Subway, which had ranked No. 1 for the past seven years, came in at No. 2, with Dunkin’ Donuts at No. 3.

RE/MAX has a long, successful history in the survey. It ranked No. 11 overall a year ago, No. 8 in 2006, No. 10 in 2005 and No. 19 in 2004.

Among real estate franchises, RE/MAX ranks No. 1 for the eighth time in the past nine years. The closest competitor – ERA – came in a long way back, at No. 43.

RE/MAX ranks No. 1 overall in the Low-Cost Franchises category. It finished No. 2 last year.

Additionally, RE/MAX tops all real estate competitors at No. 7 on the Global Franchises list and No. 10 among Fastest Growing Franchises.

All companies in the rankings are judged by the same criteria, the most important being financial strength and stability, size and growth rate. Also considered: number of years in business, length of time franchising, startup costs, litigation, percentage of terminations and financing options.
